Rental contract terms and conditions

TERMS AND CONDITIONS

of the company “Immobiliare Al Parco di Bergo Orazio & C. Sas” (below: “Immobiliare al Parco”)

Bookings

• In order to confirm the booking should be paid a deposit equal or more than of 30% of the total, in any case no less than € 100 if 30% were less. By e-email we will send the IBAN of our bank account for the payment. The customer will support any costs of the banking service;
  • The rental payment should be integrally paid within 10 days before the arrival in our facility;
  • Tourist tax not included. It will be paid on site with application of the regulation of the Municipality of Rosolina;
  • It is highly recommended that guests inform us about any kind of delays on the arrival date; otherwise, after 12 p.m. of the next day, we will consider it as a waiver. In this case, we will request the entire payment and “Immobiliare al Parco” may rent again the accommodation;
  • The guest who leaves the accommodation in advance will not be entitled to a refund.

Cancellation policy and penalty fees

• In case of cancellation, we kindly ask you to let us know through a written communication via e-mail;
• Till 60 days before the arrival, if you cancel the booking, we will give you back the advance payment but we will deduct € 80 as penalty fee;
• From the 59th till the 30th day before the arrival we will deduct the entire amount of the advance payment;
• From the 29th to the 10th day before the arrival we will deduct 60% from the entire rental payment;
• From the 9th day till the arrival day or no show we will charge the entire rental payment.

Arrivals and departures accommodation in Rosolina Mare

• Arrival is from 3.00 p.m. to 8.00 p.m. while the departure is within 9.00 a.m.;
• Check-in and check-out will be at our reception in “Via delle Primule, 28” in Rosolina Mare (RO);
• The guest at the departure will leave the house in the same conditions as on arrival; breakages will be charged at current prices, as well as for cleaning charges;
• We kindly ask you to report as soon as any possible damages or shortages in the apartment;
• The deposit will be returned back the last day of the holiday, at the returning of the keys and check of the apartment that must be left tidy and clean in all its parts. Otherwise, the guest can choose to have a final charged cleaning service by our staff.

Arrivals and departures accommodation in Isola Albarella

• Arrival is from 5.00 p.m. to 8.00 p.m. while the departure is within 11.00 a.m.;
• Arrivals and departures will be settled on property and they have to be agreed in advance with our staff. Being a private island, the meeting point is the parking, which is located 50 meters before the access barrier of the island;
• The guest at the departure will leave the house in the same conditions as on arrival; breakages will be charged at current prices, as well as for cleaning charges;
• We kindly ask you to report as soon as any possible damages or shortages in the apartment;
• The deposit will be returned back the last day of the holiday, at the returning of the keys, car cards, ASPA cards and check of the apartment that must be left tidy and clean in all its parts. Otherwise, the guest can choose to have a final charged cleaning service by our staff.

Additional information

• The guests should bring their own bed linen, tablecloths and towels, or on request we provide the service with extra charge;
  • The number of persons that occupies the apartment must not exceed the number specified in the rental contract;
  • It is forbidden to sublet all or part of the apartment;
  • For hygienic reasons and only on demand, one small size dog is allowed just in a few types of accommodation (those reported on the website or spoken communicated). This service is an additional charge of € 40 for week/dog. The owner of the dog accepts full responsibility for damage to property and people;
  • The guest is required to respect the house rules and of Isola Albarella with particular regard to those concerning the quiet, especially in the night hours from 11.00 p.m. until 8.00 a.m. and in the afternoon from 1.00 p.m. and 3.00 p.m.;
  • “Immobiliare Al Parco” is not responsible for damages or injuries caused by accidents, theft or other and it is not responsible for damage or injury caused by the use of bicycles of its property;
  • “Immobiliare Al Parco” is not responsible for damages or theft to cars and motorbikes because the car parking is unguarded;
  • The undersigned Mr. Bergo Orazio is the legal representative of the company "Immobiliare Al Parco di Bergo Orazio & C. Sas" with registered office in via delle Primule 28 Rosolina Mare (RO) and VAT number 01056790296;
